Four Seasons Ranks #3 in EPR GEO Scorecard Hotels & Hospitality

Four Seasons Hotels and Resorts ranks #3 in the EPR GEO Scorecard Vol. 2: Hotels & Hospitality, with a GEO Score of 67 and a letter grade of C. The scorecard, which measures how hotel brands surface across AI answer engines, places Four Seasons behind Marriott International at #1 (83, A) and Hilton at #2 (76, B). According to the index, Four Seasons owns the luxury hospitality category at the brand level, but its corporate ownership graph is the thinnest of the three brands, a gap that pulls its overall score down.

What the EPR GEO Scorecard Measures

The EPR GEO Scorecard applies a locked five-dimension AI Communications formula to hospitality brands: Citation Frequency (40%), Cross-Engine Breadth (20%), Query-Type Breadth (20%), Extractability (15%), and Crawl Access (5%). The test set covers 50 prompts per company across five engines, ChatGPT, Claude, Gemini, Perplexity, and Google AI Overviews, totaling 750 individual response audits and spanning recommendation, comparison, capability, reputation, and corporate query types. Scores are directional, based on observed AI engine outputs during a June 2 to 8, 2026 test window, and the methodology is reproducible quarter-over-quarter.

Why Four Seasons Ranks #3

Four Seasons owns the luxury hospitality category at the brand level. Five of five engines surface a Four Seasons property on "best luxury hotel" queries in nearly any global city, and the Isadore Sharp founding narrative is well-cited, appearing in four of five engines. The Toronto-headquartered company was founded in 1960 by Isadore Sharp, with its first property in Toronto, Ontario, and operates as a single-brand luxury operator with approximately 125 or more hotels and resorts and roughly 50 residential properties worldwide.

The drag on the score is corporate. Only two of five engines correctly name Cascade Investment as owner when asked who owns Four Seasons. As the index puts it, "The Four Seasons ownership gap is the headline." The index also notes: "The brand is intact at the property level. The corporate ownership is invisible, the same private-ownership-graph penalty that suppresses scores across the luxury category."

That split shows up in the dimension scores. Four Seasons posted Citation Frequency of 66, Cross-Engine Breadth of 70, Query-Type Breadth of 62, Extractability of 68, and Crawl Access of 72. Brand-level prompts score approximately 84, while parent-level prompts score approximately 52. Per engine, Four Seasons scored ChatGPT 68 (C), Claude 66 (C), Gemini 62 (C), Perplexity 76 (B), and Google AI Overviews just 54 (D), which the index identifies as the structural drag from thin ownership disclosure.

The index characterizes the case sharply: "Four Seasons is the most extreme single-brand-strong-parent-weak case study measured in any category so far." It adds that "Four Seasons sits at C-band not because the brand is undercited, the brand is dominant at the property level, but because the corporate ownership graph is the thinnest of the three."

The Ownership Graph Behind the Score

Four Seasons is a private company. Cascade Investment, Bill Gates' family office investment vehicle, has been the majority owner with approximately 71% since the 2007 take-private transaction, which valued the company at approximately $3.8 billion. Kingdom Holding, the Saudi Arabia vehicle founded by Prince Alwaleed bin Talal, holds approximately 24%, and the Sharp family retained a stake at the 2007 transaction. Alejandro Reynal has served as CEO since 2022, succeeding John Davison. Estimated system-wide revenue is around $5 billion or more, reflecting the management-company model.

The index identifies five moves that could add an estimated 10 to 14 points within four quarters, which it describes as the largest potential lift in the cohort: a corporate-identity surface, schema Organization markup, Reynal positioning, Four Seasons Yachts press cadence, and a Wikipedia rewrite. Four Seasons Yachts is part of a brand portfolio that also includes Four Seasons Hotels and Resorts, Four Seasons Private Residences, and the Four Seasons Private Jet Experience.

Where Four Seasons Sits in the Broader Hospitality Story

The index calls out a private-ownership penalty as a cross-brand pattern: privately held, multi-shareholder companies such as Four Seasons, held via Cascade Investment and Kingdom Holding, have structurally thinner disclosure depth than publicly listed peers, causing engines to return outdated or incomplete corporate-ownership answers. Peers facing the same issue include Aman, Mandarin Oriental, Belmond, Rosewood, and Auberge.

The index also contrasts the three ranked brands directly: Marriott's score matches its scale and sits at the category ceiling; Hilton's score reflects a narrower brand portfolio and a Google AIO penalty, a modest gap; and Four Seasons' gap is severe because its ownership graph is invisible despite property-level brand dominance.

Going into the next quarterly refresh, Four Seasons enters with dominant brand-level citation and the C-band overall score of 67. The index identifies its corporate ownership graph as the constraint and its potential 10-to-14-point lift as the largest in the measured cohort.
